Mosby's Pond at Dutch Creek

Mosby's Pond consists of 94.28 acres at the base of Sugarloaf Mountain in the Lovingston Magisterial District, Nelson County, Commonwealth of Virginia. It is secluded, yet very accessible, being just 20 minutes from Lovingston and 50 minutes from Charlottesville. The current owners purchased the property for $550,000 on November 9, 2007.

The Property has power and an improved road to a likely building site above a beautiful pond. And, in September, Central Virginia Electric Cooperative installed Firefly Fiber Broadband™, a high-speed internet and voice over internet phone service (VOIP). The property includes ~ 83 acres of forested area, the majority of which is dominated by large poplars, chestnut oaks and white oaks with an estimated age of 75 – 95 years.

There are no residences on the property. However, there is an old, log barn near the entrance and another upstream of the ~ 1 ¾ acre pond. The current and one prior owner identified desirable building sites on the slopes above the pond. Each was successfully evaluated for a septic field.

The Property is part of the 3000-acre, Dutch Creek Agricultural and Forestal District, which was formed in 2003. Properties within this district are subject to land-use taxation and, as such, are assessed at a lower use value than the fair market value. The real estate tax on the property in 2018 was just $622.04.

The property, along with a number of neighboring, large acreage properties are subject to a set of covenants and conditions.

This property, along with a number of nearby properties, has a Conservation Easement held by The Nature Conservancy (TNC). The Property lies within a 108,000-acre forested area identified by the TNC as one of the finest remaining examples of an intact Piedmont hardwood forest remaining in Virginia.

The purposes of this Conservation Easement are as follows: to ensure that the Property will be retained forever predominantly in its natural and scenic condition; to protect the unfragmented nature of the forestland; to protect water quality within the Rockfish River watershed; to protect native plants, animals, or plant communities on the Property; to prevent any use of the Property that will significantly impair or interfere with the conservation values of the Property, while allowing for traditional uses on the Property that are compatible with and not destructive of the conservation values of the Property, such as farming of existing pastures and fields, limited construction, forest management, hunting, recreation, and fishing.
